I built this from the inside.
I've spent over a decade in South Florida community associations as a licensed CAM, running buildings day to day. I've also served on a community association board myself, so I know how these decisions look from a board's chair, not just a manager's.
Working alongside owner's representatives, I saw how much value the right one brings, and how often an association takes on its largest, most expensive project without one at all. The engineer, the contractor, and the manager each do their own job; the owner's project layer is simply no one's, unless the association hires for it.
I started Greenberg Advisory to fill that gap, paid by the association and no one else, driving the project from the first board vote through final closeout. Not a luxury for the largest buildings; the standard for any board spending its members' money on construction.
